PRE-STUDY
On the site of the historical Prussian rifle factory from the 19th century, a Work-Life-Place of the future is emerging. A Campus 4.0, sustainable, diverse, dynamic, and with an architectural and aesthetic quality that places people at its core. With a conscious connection to history and the surrounding nature, it is designed with a strong emphasis on ecological and resource-efficient principles.
PRE-STUDY
Immediate location along the public waterfront path along the Havel River, streching from the Zitadelle to the new residential quarters in the north of Spandau.
8 minutes' walk to the "Zitadelle" subway station with connections to the entire Berlin public transportation network and regional services.
Connection to the planned Bicycle Expressway 2 from Falkenhagener Feld through the Old Town of Spandau, Siemensstadt, to Jakob-Kaiser-Platz in Charlottenburg.
Directly on the green banks of the Havel River, with a wide view over the Spandauer See to the Zitadelle and all the way to Eiswerder Island, the entire area continually offers new and exciting perspectives between the city and the water. An atmosphere that, in close proximity within the neighborhood, creates unique connections and impressions between urban dynamism and natural serenity.
Generous and open courtyards, inviting alleys, various buildings with entirely different characters, and in between, constantly intriguing views of the water. The architectural concept by Gewers Pudewill consciously embraces diversity and, at the same time, manages to make more out of the whole than the sum of its parts.

Ceiling loads of up to 7.5 tons enable real commercial use.
The listed heritage buildings are undergoing comprehensive revitalization, some of which includes airy extensions.
For around 300 years, the area on the banks of the Havel has been used as a production site. The future use at Zitadellenweg builds directly on this DNA.
The location offers excellent opportunities for Production 4.0, prototyping, research and development, both digital and analog manufacturing, and much more.
Life-Science-Ready
Modern industrial workplaces and logistics concepts aligned with GMP guidelines can be realized on the site just as naturally as laboratories with biological safety levels S1 to S3.
And New Work concepts with spaces for meetings and events also find their individual space here.
An extraordinary highlight is the opportunity to build 120 commercial residential units in the loft building at the entrance to the area: perfect for new employees and out-of-town guests.
